Meanwhile…
When I founded ThePrime Foster Fund last year, the goal was simple: to harness the generosity within Prague's property community to support organizations doing critical work for foster families and children in the Czech system.
ThePrime Gala is our primary engine for making this happen. Through the auction of contemporary Czech art, along with the charity raffle and direct donations, we raised over CZK 3.4 million (€140,000) in our inaugural year. Simply amazing. I owe everyone who contributed to that result a huge thanks.
The Fund translated that support directly into meaningful grants: CZK 2 million to Rozum a Cit, the organization that has guided my wife Eva (mostly) and me through 13 years of fostering infants; CZK 650,000 to Charita Hvězda which (among a host of other activities) collects and provides material aid to families; and CZK 550,000 to Život v kufříku, a remarkable project which creates memory suitcases for newborn foster babies.
The Fund also purchased and donated four new baby carriages to foster families while renovating and updating several more that we received as gifts. The remainder of the funds will be disbursed in the coming weeks.
I can’t emphasize enough how central a role the contributing artists play in this process. Last year, Jan Kaláb's Hollow Planet 922 alone raised CZK 2.5 million. Works by Zeb One, Jakub Sýkora, and Igor Rajič found homes with buyers who understood they weren't just acquiring beautiful pieces.
Along with these big-ticket items, we also received hundreds of smaller donations via the charity raffle, which raised over CZK 270,000. This year, we're setting an ambitious goal to raise at least CZK 325,000 in raffle ticket donations. It just so happens I've already sold 325 seats for January 28... so if everyone in the room buys a CZK 1,500 raffle ticket (or two), we can easily beat that goal. That’s my challenge.
If your company wants to help, we’re still looking for a couple more high-quality prizes for this year's raffle. We welcome anything from luxury goods and exclusive experiences to premium services or unique items. If you or your company can contribute something special, we'd be deeply grateful.
This year’s Gala at Obecní dům promises to be a wonderful event, taking place on a Wednesday to accommodate all those heading for the mountains for the weekend. Aeven relocates Prague operations to Port7 with full Colliers support
Danish technology company Aeven completed the relocation of its 400-employee Czech branch to a 1,600 sqm office at the Port7 office complex in Prague's Holešovice district. The 15-month process was overseen by Colliers, which aided Aeven with site selection, lease negotiation, design, fit-out and change management. "Instead of the traditional static office model, we created a dynamic environment with flexible seating, modular meeting rooms and digital tools," said Aeven's MD Lasse Schmidt.
INVESTIKA acquires Prague office building, expands Poland holdings
INVESTIKA's real estate fund has snapped up the 9,100 sqm Butovice Offices in Prague 5, home to Ahold's Czech headquarters. The investor bought the asset from Safety Real fund, consolidating ownership in the area where it previously acquired Galerie Butovice and Avenir E (an office building). As recently as November, INVESTIKA purchased the 21,500 sqm Centrum Południe 3 in Wrocław, leased in full to BNY Mellon. The fund manages over CZK 27 billion in assets, added nearly CZK 5 billion in properties during 2025 in seven acquisitions. More are planned for Q1 2026.
Toyota Material Handling CZ opens nearly 14,000 sqm Zdice facility
Toyota Material Handling CZ began operations at Panattoni Business Park Zdice, combingin 12,000 sqm of warehouse space with nearly 2,000 sqm of warehousing along with a demo area, a workshop plus office space. The park is located at the D5's exit 28 on a site that spans 70,000 sqm, including significant green space, a retention pond and cycling paths. The company supplies forklift trucks and other warehouse equipment. Accolade is working with Panattoni as investor.
Penta Real Estate enters London market with 680+ apartments
Penta Real Estate has launched the UK expansion it's been hinting at through a joint venture with Ballymore. The two are developing more than 680 flats in two London projects valued over €800 million. Construction work began in 2025 and a completion in 2029 is targetd. Cuba Street will deliver 434 units in a 52-story Canary Wharf tower. The Capston offers 247 luxury units at Nine Elms' Embassy gardens in two buildings of 11 and 22 storeys. Pavel Streblov is leading the expansion for Penta Real Estate, which recently opened its London office. The developer is looking for residential, office, hotel and student housing developments.
Sanborn leasing 8,000 sqm at AVENTIN Business Park Znojmo
Engineering company Sanborn will relocate production capacity to an 8,000 sqm unit at AVENTIN Business Park from August 2026. Brokered by Savills, the lease deal will make possible a tripling of Sanborn company's output capacity. The company produces components for the energy, petrochemical, aviation and defense industries. Clients include GE, Siemens, ABB, Baker Hughes and TechnipFMC. IMA Construction developed the site concept and is overseeing construction. The move is a response to the company's aim of meeting rising demand, as well as providing a modern working environment to its employees.
SPM acquires 50,000 sqm Campus Science Park in Brno
Czech investment group SPM has purchased Campus Science Park in Brno from Corebridge Real Estate Investors for over CZK 2.3 billion. That makes it among 2025's largest office transactions. The complex offers approximately 50,000 sqm lettable area with LEED Gold certification, developed by CREI in partnership with White Star Real Estate. Savills, Clifford Chance, TPA and Sentient represented seller while Wilsons, ASB and Cushman & Wakefield advised buyer. Last year, SPM bought Palác Křižík in Prague. The group says it focuses on best-in-class developments to maximize asset liquidity.
Generali Fond Realit completed the acquisition of GARBE Progresus Park Klášterec. The anchor tenant of the fully-leased 18,500 sqm facility is ISOLATE. It's GARBE's fourth completed sale in the Czechoslovak region in the last 18 months.
YIT finished Sija Kamýk, a residential project in Prague 12 having sold all 122 units. The ten-story building includes a range of amenities, including partial recuperation, under ground parking and ground-floor retail units. Along with seating areas, its private courtyard offers bike & dog washing facilities. YIT revitalized an adjacent public park, adding a playground and workout zone.

If you thought Poland’s flagship airline would be the one to buy Smartwings, you weren’t alone. You were also wrong. Turkish low-cost carrier Pegasus Airlines is buying the company Prague City Air for €154 million (CZK 3.8 billion), including associated receivables. Smartwings currently operates 49 aircraft serving 80 destinations, while Pegasus runs 124 aircraft across 155 destinations in 54 countries.
Czech construction output rose 7.1% year-on-year in October, thanks in part to housing starts which surged 34.5% to 3,457 units. Housing completions jumped 58% to 2,914 units, though statisticians noted this reflects a seriously low base from last October. Building permit values increased 7.3% to CZK 46.6 billion. Month-on-month, overall construction activity declined 0.4%.
It’s finally happened. Five Guys opened in the newly renovated Máj department store in downtown Prague. The legendary burger joint should have made its Czech debut in June 2024, but a series of internal legal issues seem to have prevented that from happening. Judging from the long lines and crowd control measures I saw yesterday, Czechs are excited.
